VAT Subsidy on Property Purchase An amount of VAT is subsidized to those who are purchasing or constructing their first permanent residence post VAT. Residences entitled to VAT refund are those which have received the building permit after 1 May 2004 (E.U. accession). All Cypriot citizens and E.U. citizens are entitled to this refund as long as the property is a permanent residence and does not exceed 250m2. Applications can be found at our offices or at the Ministry of Finance (Τμήμα Χορηγίας) and the following documents should be included in your claim:
- Copy of Identity Card
- Marriage Certificate (where applicable)
- Copy of Town Planning permit or Building permit
- Copy of application for Town Planning permit (where applicable)
- Proof of purchase such as contract of sale, receipts, bank mortgage etc.
- Any other documents proving that the property is a permanent residence such as electricity bill, water bill, phone bill etc.
- Confirmation document signed by the Architect stating the exact square metres of the property (our office will assist regarding this document).
The application and all the documents must then be returned to the Ministry of Finance (Τμήμα Χορηγίας – Grants Department). For any assistance please do not hesitate to contact us.
